Pubs To Let In Girvan – Run Flynns Boatyard !
Girvan is a fantastic seaside resort on the Ayrshire coast. Girvan is on the main arterial A77 with links to the town of Stranraer (main crossing point for goods and people from Northern Ireland), up to Glasgow/Edinburgh. The road at Flynn’s changes from 2 way traffic at the traffic lights directly outside the site to a one-way system through the town going South. The North route brings the traffic back via the harbour area. It re-joins the 2-way system at the traffic lights outside Flynns (with Flynn’s being on the left). The area still has numerous caravan sites and guesthouses in the outlying areas and will attract seasonal trade. The area also has a community leisure centre, a harbour and a seafront play area which will attract families.
Pub Layout
Flynn’s Boatyard looks amazing following a past refurbishment. From the main street entrance you will enter the public bar area where the bar is directly in front of you. This is a small area which has a mixture of high level poser tables and stools complimented by booth tables which look out onto the huge windows. This room is also home to a pool table and TV’s for televised sports. Both ladies and gents toilets are to the left of the bar. In between the bar and toilets you can go down a few steps which will bring you into the dining area. This room also has a separate entrance from the side of the building on ground level. This area again has a mixture of low level loose table and chairs complimented by seating booths. To the left of the stairs is an entrance to the conservatory, where diners can enjoy meals whilst overlooking the beer garden and river. The kitchen is located to the left of the conservatory providing quick access and service to all areas of the pub. There is a good-sized beer garden which faces west and will get the sun in the afternoon. and faces onto the river. Flynn’s has no carpark, but there is a very large public car park opposite the pub.

This knowledge will inform decisions about the pub’s offerings and marketing strategies. While not strictly necessary, kitchen experience would be beneficial for ensuring the success of Flynn’s Boatyard’s food offering. Alternatively, the licensee should have a clear vision for hiring a skilled kitchen manager who can oversee the food operations, ensuring high-quality dishes and efficient kitchen management. The licensee should be proactive, creative, and willing to capitalize on opportunities, be personable, approachable, and actively involved in community events.
