DESCRIPTION – The Greyhound Tetbury
Tetbury is situated in the Gloucestershire Cotswolds and is on a main artery from Bristol/Bath to the historic Roman capital of Cirencester. Tetbury benefits from Royal patronage and is very close to Prince Charles’ home at Highgrove. This, along with the Badminton Horse trials, has attracted a considerable level of tourist trade to the area. The Highgrove estate has a shop outlet on the high street and this, along with Tetbury’s 25 antique shops does lead to a considerable number of tourists visiting the town. The Greyhound is situated on the edge of Tetbury, and is the only “real pub” in this affluent market town, which comprises circa 5,800 residents with around a further 300 houses planned over the next five years.
Pub Layout
Although the Greyhound is all open plan, the design has created distinctive areas for different occasions. The bar has a more relaxed atmosphere with a view over the open pass kitchen and access to the courtyard. The diners area is warm and cosy with a gas stove creating a welcoming ambiance. This area is popular with visitors who bring their dogs for a more relaxed dining experience. The restaurant area has a mixture of soft furnishings broken up by its variety in levels with a mixture of low and high seating. The courtyard has eight large tables which are popular for alfresco dining and drinking in the warmer months. The open pass catering kitchen is of high specification with a wash up area and a dry door situated on the first floor.
TRADING STYLE
The Greyhound is a well established pub that sits in the heart of the community of Tetbury as it offers something for everyone. The lounge/ restaurant area has space for around 70 covers, while informal dining is welcomed in the bar area. Throughout, the Greyhound is beautifully decorated with a balance of soft furnishings and wooden floors. The catering kitchen has an open pass and is well equipped with charcoal ovens offering scope for a varied menu. Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
