Pubs To Let In Holt – The Red Hart Is Available !

The Red Hart is a detached traditional pub in the hamlet of Bodham which is between the market towns of Holt and Sheringham just off the A148. This is the main route to the coastal areas including Sheringham and Cromer and benefits from passing trade as well as locals.

Bodham itself has a population of 500 and the Red Hart is the only pub. Nearby Holt has 4000 residents and these swells in the summer months. The local demographics are also strong and house prices are above average for the region

Pub Layout

The pub’s trading area is all on the ground floor with 2 bar room areas connected with one bar as well as a large restaurant area. There is a full commercial kitchen located just behind the bar area. Externally there is a mix of patio and grass seating in the garden and this is well used on warmer days. There is a car park to the front of the pub itself.

As you approach the front of the pub the large garden area is to the right with its own side entrance to the pub.

The main entrance takes you into the bar area with a large central bar covering two areas, divided by a large open fire. Through the bar to the right there is a snug area leading to the restaurant which has c. 50 covers

The Red Hart, Holt

The Red Hart is a mid market pub with a well known food and ale offering. They serve lunches and dinners and known locally for excellent Sunday roasts when booking tends to be essential.

It is Bodham’s only pub so it serves as the local community anchor point which is important for the quieter months. Nonetheless the positioning to the A148 means there is enormous potential for the right operator to develop trade further.

Private Accommodation
The private accommodation consists of 3 bedroom accommodation above the pub and is in good order. (No private kitchen.)

Security Deposit: £5,000

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

The Red Hart, Holt

We are looking for experienced Landlords who can build on the existing sizeable trade and develop this further both food and drink. There are many opportunities in the area being close to the coast.
