The Anchor Bar is an end of terrace building set over two floors. The separate function room is a perfect space for private events, business meetings and charity events. Situated in the heart of the local community surrounded by housing, The Anchor Bar provides the hub to make this the perfect community local pub. Situated in Stirling, known as a wee city with a big history, this area boasts magnificent views from the mountain peaks of Lock Lomond to the National Wallace monument. Described as a huge brooch clasping the highlands and lowlands together, Stirling’s key position as the lowest bridging point of the River Forth before it broadens towards the Forth of Forth makes it a focal point for travel both north and south. The buzzing restaurants, friendly pubs and cosy cafes make this are the perfect place to visit.
Pub Layout
Entrance to the pub is accessed from the main street into the bar / lounge open plan area. The single servery bar is in a prominent location surrounded by fixed and loose seating with a pool table and darts board promoting local team sports. Accessed separately from the rear is the second-floor function room. This, with its own bar and back-room prep area alongside an array of fixed and loose seating makes this the prime location a perfect hub for local events, meetings and private parties.

The Anchor is a traditional wet led community local with an exceptionally strong customer base. The pub utilises its function room and is known to champion community events and private parties. The main trading area has a mixed drinks offer including premium and standard lagers along with a varied and extensive range of spirits and minerals.
The Anchor benefits from the separate entrance to the function room which enables the site to promote local clubs to hold events even whilst the main bar is closed. It champions local community inclusion and support. There is a food prep area behind the function room bar which can be used to encourage back bar food, which is used for private parties and functions, however there is the opportunity to increase this with a more regular food offer.

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
