The Kenyon is situated on a corner plot in the middle of a well populated area with plenty of chimney pots within the surrounding area including privately owned and social housing. Situated on the outskirts of Middleton away from the hustle and bustle of it all, the Kenyon is a well loved community local in a convenient location with the centre of Middleton being only one mile away offering shops and local businesses. Middleton has good public transport and motorway links with the M60 being approx. 2.5 miles away and is only 6.9 miles north east of Manchester City Centre. Being very close to Heaton Park Middleton has plenty of passing trade throughout the year.

Pub Layout
The Kenyon is an open plan pub offering a number of different areas without being boxed in. To the right of the pub you will find a games area housing a pool table along with a section currently set up to accommodate live entertainment. To the left you will find a lounge area with carpeted flooring and a mixture of seating. The bar is located as you walk in and services all areas of the Kenyon. The beer garden is accessed through the rear of the pub and is ideal for sunny days. This huge space offers gardens, decking, patio and benches to double your capacity on hot days.

The Kenyon is a traditional local community pub with an opportunity to drive the already existing entertainment offer. The pub currently has a standard drink offer with a mixture of lagers, spirits, wines and minerals. With a pool table and darts board the pub has the potential to welcome in local games teams along with supporting a football team.

Accessed through the pub the private accommodation is located on the first floor and comprises: Three bedrooms, lounge, kitchen and bathroom. The accommodation is in a reasonable state of repair and with a little effort ready for the next tenant to move into straight away.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
