The Bulls Head is a 2 roomed pub with a separate bar and lounge which is used for dining and can also be used for private functions with each room having its own bar. The main entrance gets you to both sides. In the lounge there is a lovely conservatory seating area which is great in the summer. The bar area also has a pool table. There are 2 external seating areas, one to the front of the pub with astro turf and also one to the side of the bar which also has a shelter.
There is also a decent sized carpark as well.

The area is a small village with about 2000 people and is located on the Warwickshire/Leicestershire border in an outlying part of the borough of Rugby. The village is, however, is about 11 miles north-west from Rugby and closer to Hinckley 5 miles to the north, Nuneaton 6 miles and Coventry is only about 5 miles. The area was originally on the main route between Leicester and Coventry so has a large pull of customers from different areas. Within the village is a small convenience shop and post office with schools nearby and with all the local areas nearby everything pretty much is just a small drive away.

The Bulls Head is a pub that has lots of opportunities for the new pub partner. From growing the food sales, pub games, community events and also monthly entertainment spots to really drive new trade. With the Marston’s food menu to support your food offer this can be a starter pub for someone new to the trade or suit a couple with food experience. Things to consider

In addition to the £5k security deposit and legal fees required for this agreement, you will need to cover your own insurance, except building insurance, which we’ll cover. Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.

Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor, as dictated by the Statutory Pub Code. And, of course, obtain your personal licence (which we’ll help with) and complete your induction training.

It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly but, if you do want to leave early, there’s always the option of six months’ notice with a ‘break’ clause in the contract
