DESCRIPTION
The Keelboat Washington is a large detached pub in the centre of Fatfield, a village to the south of Washington town centre. The village consists of centrally located council houses, along with privately owned detached houses located in quiet cul-de-sacs on the outskirts. Washington Arts Centre is also located in Fatfield which attracts a number of students to the area. The southern part of the village by the River Wear is popular for country walks and the three upmarket public houses and working men’s club that are situated on the banks of the river. The Keelboat is separate to these pubs and commands a great location in the centre of the village near the local convenience store.
Pub Layout – The Keelboat Washington
The main entrance to the pub is situated along a busy pedestrian route through the heart of Fatfield village which provides plenty of passing trade. You enter the pub through double doors which leads onto the ladies toilets to the left, disabled toilets to the right and then the main walkthrough into the trading area. Upon entering the trading area the main saloon bar runs along the back wall and a mix of fixed and loose seating wraps around the outside walls of the pub. At the far end there is a pool and darts area which also leads to the gents toilets. Behind the bar area there is another room which is currently utilised for food preparation however this could easily be converted back to a snug seating area or a more private area for functions, another pool room, or a dedicated lounge for watching televised sport. The trade kitchen is of a good standard and is situated down a corridor behind the main bar. This corridor also leads to the ground floor cellar and out into the private rear yard and garage area. To the right hand side of the pub there is a beer garden which can hold a number of benches and is perfect for customers wanting to relax and enjoy the sun.
ACCOMMODATION
Private Accommodation The living accommodation is a three-bedroom house to the left-hand side of the pub with a separate entrance in excellent condition. This is currently being rented out to a long-standing tenant but will be vacated if a new tenant wishes to move in
TRADING STYLE
The Keelboat is a traditional warm and welcoming community pub with aesthetically pleasing features throughout and a well-stocked bar catering for all of its customers. Trade is primarily derived from the sales of a great selection of quality core and premium lagers, traditional bitters and ciders, and an expansive range of spirits and soft drinks. The pub trades well from showing live football and other sports on a number of televisions throughout as well as hosting the local darts and pool teams along with weekend entertainment, including karaoke and bands. The pub has a good-sized catering kitchen which is currently used to provide a successful food delivery service. This generates the current tenant significant income, and this could be continued and built upon, following discussions with the outgoing tenant. There is an opportunity to develop the current food offer which could be another source of income. Fruit machines and the pool table have been lucrative to the current tenant and is an important part of the businesses income.
