The Black Abbott is located in the town of Montrose, Angus. Montrose lies between the mouths of the North and South Esk rivers. With a population of approximately 12,000 people, the town functions as a commercial port for the oil and gas industry and is a wealth of architecture and a centre for international trade. Montrose is also home to a 3 mile long sandy beach which provides excellent views from Montrose golf course which was built on top of the dunes. The town has excellent transport links via train and buses and is on a direct route via A935 to Dundee and Perth.
Pub Layout
Access from the main road will take you into the main bar. This open plan area is complete with a small sports corner which is home to a pool table and gaming machines with a small seated area for people /teams to observe. The main bar area has a mixture of low level, benched and loose seating and is complete with low beamed ceilings and open fireplace manages to balance the traditional features alongside more modern decor to create a fantastic social area. There is a separate exit to the enclosed outside area where a small smoking shelter alongside benched seating provides the perfect outside meeting point especially in the summer months. The foyer by the pool table area leads to the toilet areas and also provides access to the function room which backs onto the main bar area can seat up to approximately 70/80 people. This U-shaped area of low level bench seating alongside some loose tables and chairs, faces towards the bar and dance floor area and creates a warm, yet sociable, relaxing atmosphere. This area is perfect for private functions and charity events and also has a separate entrance. There is a small car park to the rear of the building with spaces for approximately 6/8 cars.

The ability to cater for different groups of people from different age groups and background, continuing to support the current customer base whilst attracting other less frequent users is essential. Marketing and social media promoting private functions, a better and more profitable bar line up alongside a traditional, affordable food offering will help delivery income growth. Excellent retail standards, a calendar of regular sport & entertainment and a good knowledge of the local area will be helpful as the pub is much loved by the locals and has the scope and location to be the hub of the local community.
