The Old Plough is a detached double fronted traditional pub, situated off the main shopping area in Birstall. The pub services the local community and with a strong retail offer this will be well supported. The area of Birstall is a large village within the borough of Leicester and is just three miles north of the vibrant city centre. Birstall is a market and mill town in the metropolitan borough of Kirklees, West Yorkshire, which had a population of 16,298 at the 2011 census. Birstall is approximately 6 miles (10 km) south-west of Leeds and situated close to the M62. The town is situated between Leeds, Bradford, Huddersfield and Wakefield.

Pub Layout
Upon entering the pub you are greeted by the prominent bar servery which is well stocked with both cask, keg and a great spirit range, the bar is traditional in style which is in keeping with the building. Whilst the pub is open plan there is two natural trading areas which each have there own identity. To left is a softer drinking space which is where the locals enjoy a drink the furniture is relaxed with church pews and a variety of seating , to the right is where is the pubs comes alive and the space is used for live entertainment and sports matches are watched. To the rear is a great outside space which is part covered patio whilst the other half allows the locals to enjoy the British sunshine. There is also a carpark which could house around 15 cars .

There is small catering kitchen that would lend itself to traditional pub menu.

The pub currently trades as wet only pub , however there is a small trade kitchen and therefore the ability to launch a traditional food offering. Th drinks range caters for all however there is scope to premiumisation the brands in line with current market trends. The external area is a great addition and should be utilised for community events. A consistent rhythm of the week is a must with a variety in the offering, With the right tenant this pub will be a chameleon business once again putting it at the heart of the community

Private Accommodation
The accommodation consist of three bedrooms, bathroom ,sitting and bathroom which will be updated for a new tenant

Annual Rent: £21,950

Security Deposit: £5,000

Working Capital: £3,000

Fixtures and Fittings: Upon Valuation – funding options available for the right licensee.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £325 plus VAT

Additional Info
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £57.60 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

I am seeking a licensee who is a community focused operator who will attract business through various marketing tools. This is an exciting opportunity to relaunch a great pub, unlocking the full potential of the old plough . You must have a strong marketing plan and the ability to deliver. Ideally the applicant should have a basic catering background to launch a food offer.
