The Rising Sun is located on a very busy main road, approximately a 10 minute ride away from the city centre. Chelmsford is one of the main towns in the County of Essex and plays host to the County cricket team, an all weather racecourse as well as a population of around 110,000 residents. It is viewed as an affluent town with good commuter links to London & a growing student population. Nearby  you will find several residential areas, schools, colleges, a heritage centre, a large supermarket, several offices, light commercial premises and a few retail and industrial parks. Moulsham Street is a 5 minute walk, with its array of bars, restaurants, shops & pubs. A very popular area for all aspects of hospitality.

Pub Layout

Located on a busy main road leading into Chelmsford City Centre, the pub has a small frontage which fits around five vehicles however this would be better suited to an enclosed pavement or kerbside trade terrace. Two entrances take you into two separate rooms, the main bar area as well as the pool and darts bar. Only the main bar currently has dispense equipment for drinks but a small servery does serve the other bar. Both bars are accessible from within, with a large double chimney separating them on the main wall. Knocking through could be a possibility to create a much larger open planned one bar operation. Through double doors to the rear, you will find a good sized terrace area with a covered pergola and a large external out building, currently being used for storage. Development of this space could open far more opportunities. Behind the bar servery is a good sized ground floor kitchen area which is current only used for domestic cooking. A full rip out & refitting is needed to make it commercially compliant.

TRADING STYLE

Currently, The Rising Sun only trades on limited hours for the locals as well as for private functions and bookings. A traditional wet led only pub with occasional and sporadic weekend entertainment. A standard rang of lagers, beers, wines and spirits is available.
